Most properties are never filmed at all. Not only the modest ones. The seven figure ones too. A crew, a schedule, a second visit for the evening light: it is enough friction that the film simply does not get made, and the listing goes out with photographs and hope.

They do not have to. And neither does the back catalog, the properties that have sat on the books through two price reductions and a change of season. Those can be filmed too, all of them, without anyone setting foot on site.

There is a quieter number behind those. A buyer who has walked the property on screen arrives having already asked the easy questions. Which room faces the water, where the light falls in the afternoon, whether the kitchen opens to the terrace. The viewing that follows is shorter, the decision comes sooner, and what is left to discuss is the price. In markets where a viewing means a long drive or a flight, that is the saving that matters.
